    Broker submits the deal. We review every scenario personally and respond within 24 hours.

  2. Quote

    If it fits our box, we issue a soft quote — rate, points, and terms — so you can take it back to your borrower.

  3. Pre-Underwriting

    Broker submits supporting documentation. We review the file, value, and exit before committing to terms.

  4. Term Sheet

    Once the file checks out, we issue a full term sheet for signature.

  5. In-House Underwriting

    We underwrite every file in-house — asset, exit, and the borrower's capacity to service the loan — with no outside committee.

  6. Close & Fund

    From signed term sheet to funded in 10–14 days on average.

New to bridge lending? Here's how it works.

Bridge capital is short-term, asset-based real estate financing — secured by the property and driven by the exit, not the borrower's tax returns. It bridges the gap between a borrower's immediate need and their longer-term exit: a sale, a refinance, or stabilized cash flow. Terms are short (12–60 months) and funding is fast.

Time-Sensitive Acquisitions

Closing on an investment property faster than a bank can move, including auction and off-market purchases.

Cash-Out for Improvements
